Building Management System

Conducted Installation and Operational Qualifications to verify that the Building Management System (BMS) was installed according to manufacturer's specifications and operates according to the client's requirements.

The system is equipped with a Pentium III computer, front keyboard, mouse, and a CRT display panel that is used to monitor and control the inputs of point throughout the building and within the equipment. The control software works with the control panels located throughout the building and provides a way to monitor and control different factors in the building (i.e. room temperature, humidity, pressure, flow rate, supply/return/exhaust fans, alarm status, and equipment start/stop status).

IQ and OQ were conducted to ensure that the HVAC and all associated utilities (printers and communication panels) were operating properly. IQ was required to provide field verification that the equipment has been constructed and installed in accordance with design and manufacturer’s specifications. IQ verifications were also performed to verify that pre-approved installation and test procedures were satisfactorily conducted prior to system acceptance. OQ was required to determine that all equipment and systems operate as specified and meet pre-approved design requirements.

IQ included verification of loops, configurations, interconnections, software code, equipment environment, workmanship quality, utilities, grounding and power distribution. IQ also included identifications of engineering data, user requirement, design specification, functional specification and system drawing.

OQ included verifications of security, trending, reporting, manual and automatic modes and server shutdown. OQ also included testing of alarms and interlocks.
