Building Management System

Conducted Installation and Operational Qualification to verify that the Building Management System (BMS) was installed according to manufacturer's specifications and operates according to the client's requirements.

The system is equipped with a Pentium III computer, front keyboard, mouse, and a CRT display panel that is used to monitor and control the inputs of point throughout the building and within equipment. The control software worked in conjunction with 29 controllers located throughout the building provides a way to monitor and control the different factors about the building (i.e. room temperature, humidity, pressure, flow rate, supply/return/exhaust fans, alarm status, and equipment start/stop status).

IQ and OQ were conducted to ensure that the HVAC and all associated utilities (printers and communication panels) were operating properly. IQ was required to provide field verification that the equipment has been constructed and installed in accordance with design and manufacturer’s specifications and that required pre-approval installation and test procedures were satisfactorily conducted prior to system acceptance. OQ was required to determine that all equipment and systems operate as specified and meet pre-approved design requirements.

IQ included Verifications of:

Loop

Configuration

Interconnections

Software Code

Equipment Environment

Workmanship Quality

Utilities

Grounding

Power Distribution

IQ also included Identifications of:

Engineering Data

User Requirement Specification
